Ceiling Cleaning Process
How Do Ceilings Get Dirty?
Ceilings have porous surfaces that become dirty layer by layer inside and out. Microscopic and larger soil particles float in the air and adhere to the inner surfaces through the pores and ultimately out to the surface. This soil is made up of dirt, grease, nicotine, tar, body and cooking oils, microdust, bacteria, fungi and more. As it becomes dirty it becomes sticky and the soiling process is accelerated.
Our Penetrating Formula Deep Cleans!
Our formula is sprayed in mist form onto the surface of the ceiling tile where it begins breaking down the surface soil and is absorbed deep inside the tile by capillary action through the pores. Through a catalytic chemical process, it's surfactants and emulsifiers break down the soil layer by layer. The resulting microdust particles evaporate down into the atmosphere where they are filtered through the air handling system.
How Do We Clean Your Ceiling?
- Cover any items that can be damaged by a fine mist of water with a tarp.
- Any dust, cobwebs, or built up soil must be either vacuumed or brushed from the ceiling before the application of the formula. In the case of an extremely dusty ceiling, a vacuum can be used!
- Spray the formula on the ceiling in an even swath. The sprayer begins by edging an 8 inch pattern around the perimeter of the room. Then spraying the remainder.
- A wiper follows the sprayer and wipes any non porous surface off with a sponge.
Additional Services
- Inside of Lights - Lighting efficiency can be dramatically increased by cleaning the inside surface of the light lens and the light fixture itself. This is dome from a ladder and inviolves hand wiping.
- Water Stains - Cleaning is generally not a satisfactory solution for the problem of water stains. Although cleaning will lighten most stains, and even eliminate minor ones, the stain can reappear when exposed to humidity or leaks from above. Water stains should be masked using shellac-based tile restorer. This covers the stain permanently by preventing bleed through.
- Tile Replacement - Scratched, broken, warped, or badly stained tiles can be replaced with new ones.
- Balancing - Occasionally ceilings will have a "checkerboard" appearance after damaged tiles have been replaced. This is because the tile yellows due to oxidation with age, so new tiles are always whiter. Also, due to variances in manufacturing, tiles from different lots can be different shades even if they are the same color. Balancing involves moving all tiles which do not match to an inconspicuous area, or out to the perimeter of the room. Exchange them for the tiles which are already there. This process gives a much more even and uniform appearance.
- The Service Contract - We will agree to return 3 to 4 times during the subsequent year to maintain the appearance of the ceiling.
